  • Awaiting Verification Any changes to the design, including the structure or site development, require a plan revision. Please submit to the Building Division a Letter of Transmittal for Building Permit Revision with appropriate revised drawings. Fees will be assessed for additional square footages, plumbing, mechanical or electrical work, including additional plan review fees. Revisions to Grading and Septic may also be applicable.
  • Awaiting Verification A Certificate of Placement prepared by a Wyoming licensed Professional Land Surveyor is required for each structure. The location of the structure foundation shall be prepared by the Professional Land Surveyor and submitted to the Teton County Planning & Building Services Department prior to the foundation walls being poured. A foundation wall inspection cannot be scheduled until receipt of certificate showing the location of the foundation matches the approved plans and is approved by the Planning Department.
  • Awaiting Verification All exterior lighting shall comply with the Exterior Lighting Standards of Section 5.3.1, Land Development Regulations. Lighting shall be installed per the approved plans. Should the exterior lighting change in any way, the applicant shall submit revisions including spec sheets to the Planning Department for review and approval, prior to issuance of a Certificate of Occupancy or prior to final inspection of the permitted work. Changes to lighting that require review include fixture design, location of fixtures, the number of fixtures, and lumen amount.   • Awaiting Verification All exterior building materials shall be earth tone in color and shall be non-reflective prior to installation. Pure white and untreated metals, such as steel or copper, are prohibited.
  • Awaiting Verification Approved bear resistant trash containers are required per Section 5.1.3, Wild Animal Feeding, Land Development Regulations. At construction sites, all trash receptacles for trash that includes food, food wrappers, or other bear attractants shall be bear-resistant. Containers shall be kept closed and latched at all times. Non-bear-resistant dumpsters or trailers may only be used to store construction trash that does not contain bear-attractants.
  • Prior to the issuance of Certificate of Occupancy on any of these cabin building permits the applicant shall record special restrictions for Affordable Workforce housing (0-120% MFI) on the property (201 E Ross Ave in Driggs, Idaho) where the affordable workforce housing mitigation is constructed. A minimum of 5 (five) 2-bedroom apartments are required for the first 16 cabins. Compliance with livability standards and other JH Affordable Housing Department conditions is required, including the compliance conference w/ the housing dept.
  • Prior to the issuance of certificate of occupancy for any of the cabin building permits the applicant shall install sidewalks or pathways of a minimum of 5 feet with safe separation from vehicle traffic to permit cabin tenants to safely walk to the resort center.
  • Domestic pets (i.e., dogs and cats) shall be physically restrained (i.e., leashed, chained, fenced), or accompanied by a person who has strict voice control over the animal at all times.
  • If the cabins are subdivided in the future into individual lots the owner shall record a declaration of restrictive covenant with the Teton County Clerk for a real estate transfer fee that shall be recorded against all units within the resort subject to the Affordable or Employee housing requirement within 60 days of final plat approval and prior to any property conveyance. The covenant shall run with the encumbered properties and bind all future owners thereof. The covenant shall require the payment of a half percent (0.5 %) real estate transfer fee to Teton County on the closing of the transfer, sale and resale of each residential lot and unit within the Resort (excepting the transfer and sale of lots and units by the developer).
  • If the cabins are to be subdivided in the future into individual lots each dwelling unit shall have a minimum of 1 plant unit of landscaping on-site.
  • Approval of the site plan is for these building permits only and does not constitute approval of any of the future cabins or their locations until such time as building permits are submitted and issued for the remaining structures.
